Major Expansion of M44 in Bryne – Will the New Shopping Center Transform the Town?
In Bryne, located in the municipality of Time, one of the largest retail investments in the Jæren region is being planned. The M44 shopping center is set to expand to nearly 89,000 square meters, making it comparable in size to the famous Kvadrat in Sandnes – the largest shopping center in Rogaland.
The project includes a significant increase in retail space, the construction of 80 apartments in three residential blocks located on the rooftop of the complex, as well as new offices, restaurants, and cultural spaces. Another major element of the plan is the demolition of the Felleskjøpet building, which will be replaced by a modern development reaching up to five stories.
Supporters and Critics Split Over the Project
The expansion of M44 has sparked debate in Bryne. Supporters highlight the potential for economic growth, while critics express concerns over the town’s identity and infrastructure.
Trygve Apeland, director of the Time municipality, stresses that M44 could become a strong regional hub and an important development boost for Bryne. At the same time, he warns that the proposed buildings exceed the current height regulations for the town center by as much as 12 meters. He also points out the need to limit the number of residential floors and move more parking spaces underground.
Opponents fear that the massive scale of the complex could dominate Bryne’s cityscape and overshadow historic landmarks such as Bryne Mølle. Concerns also focus on traffic congestion, especially on access roads and along fv. 44.
Supporters, however, argue that the new center will bring job opportunities, increase the attractiveness of Bryne, and provide residents with a broader range of shopping, services, and cultural experiences.
Decision to Be Made Soon
The M44 expansion plan has already gone through its second round of public consultations and will now be put to a vote in the municipal council in the coming days. That decision will determine whether Bryne becomes home to a shopping center on par with Kvadrat.
